The Real Estate Regulatory Authority (RERA) Act mandates that developers disclose carpet area in square meters. This is the legally binding measurement. However, most Indian homebuyers think in square feet. Converting between the two is essential for evaluating value for money.

The conversion: 1 sq meter = 10.764 sq feet. A 1,000 sq ft apartment has 92.9 sq meters carpet area. A developer quoting "87 sq meter carpet area" is offering approximately 936 sq ft.

Why Carpet Area Differs from Saleable Area

Carpet area is the actual usable floor space inside your flat, excluding walls. It is typically 70-75% of the developer's "super built-up area."
